We at Student Dalarna do not broker apartments, but we do have a platform where private individuals can post objects to students. If you choose a landlord other than the municipal housing companies, it is still important that you join their housing queue. This makes it easier when you have to look for housing after your studies.

Lease

Make sure you get a written tenancy agreement that you are entitled to under the Tenancy Act. Admittedly, an oral agreement also applies, which gives you the same protection of possession as a written agreement. But should there be a discussion about what has been agreed, it is safest to have a written agreement. Otherwise, word for word. Read the Rental Agreement carefully before signing it. And make sure the contract complies with what you and your landlord have agreed on The contract should be made in two copies, one for the landlord and one for the tenant. Deposit

A security deposit is called the amount of money that is left as security during the rental period. The security deposit is paid when the tenant moves in and is paid back at the end of the rental period, provided that the tenant leaves the home in an acceptable condition.
Our recommendation is that this should not exceed 1 months rent. It is important that the rental contract between you makes clear what is needed for the deposit to be paid back.

Home insurance

We recommend that you get your own home insurance. Home insurance means that you can receive compensation for your things (movables) if they are stolen in a burglary or destroyed in a fire. This applies both to things inside your home and if you have things in an attic or basement storage (but stolen things are not replaced if they are stored outside the home). Home insurance can also cover the costs of emergency care when traveling, the costs of a lawyer in a dispute, provide compensation if you are assaulted or pay if someone claims you for damages.

If you live in a rental property, you only need to have home insurance. Your landlord is responsible for the housing immovable property, i.e. floors and walls, kitchen and bathroom, doors and windows and more. Damages must normally be repaired by the landlord, but if you have paid for any fixed furnishings in your tenancy yourself, such as a stove or a bathtub, your home insurance can cover that as well.

If you are an international student, check if the insurance you have in your home country covers but also your universitys insurance.
